Use this checklist to gather the core paper trail for a land deal anywhere in India before legal review, token, banker review, or registration planning begins.

This is a pan-India screening checklist, not a substitute for state-specific legal advice or title certification.
Record names vary across India. Use the local equivalent rather than forcing one state's terminology on every deal.

Ownership and Signing Authority

Start with the papers that prove who owns the land and who can legally sign the transfer.

Collect the current title deed and the earlier link documents. Do not rely on only the latest sale deed. The ownership chain should be traceable across earlier transfers, gifts, partitions, or settlements.
Match seller identity, name spelling, and ownership share across the papers. Names, initials, and ownership percentages should line up with the title documents and ID proofs before the deal goes further.
Verify any power of attorney, company authority, legal-heir proof, or succession support. If the seller is acting through a representative, family arrangement, company structure, or inheritance claim, collect the supporting papers separately.
Check whether any co-owner, spouse, family claimant, or minor interest also needs consent. A clean-looking deed can still hide consent issues if someone with a legal share is missing from the transaction trail.

Revenue and Parcel Records

Make sure the land described in the title papers matches the current parcel identity on the ground and in the local record system.

Pull the mutation, Record of Rights, revenue record, or state equivalent. Across India this may appear as jamabandi, khata, khasra-khatauni, patta, RoR, or another local record. Use the current state equivalent instead of forcing one format.
Match survey number, subdivision, plot number, and extent across every key paper. Even a small mismatch in subdivision or area should be resolved before token, because it usually becomes harder to fix later.
Review the parcel map, survey sketch, or state equivalent boundary reference. This may be called an FMB sketch, khasra map, village map extract, or another local survey reference. Use it to anchor the parcel to something more concrete than verbal boundaries.
Check possession, cultivation, or occupancy entries if such records exist locally. These records are not uniform across India, but where they exist they can expose tenant presence, cultivation history, or practical control issues.

Encumbrances and Claims

Screen for mortgages, disputes, and broken title links before you spend energy negotiating the final deal terms.

Get an encumbrance search or title search for a meaningful lookback period. Use it to check recorded mortgages, settlements, releases, attachments, or sale activity that should show up in the registry trail.
Check that earlier loans, charges, or mortgage releases are fully closed on paper. If the land was once funded, the release trail should be as clear as the loan trail itself.
Screen for court cases, acquisition notices, tenancy claims, or family partitions. This is where local legal review matters. A registry search alone may not surface every claim sitting around the land.
Ask for a clean explanation for any missing document or broken link in the title chain. When a gap is real, collect the substitute paper or legal explanation now instead of hoping it will sort itself out before registration.

Land Use and Approval Papers

The document stack should support the intended use, not just the seller's pitch.

Confirm the current land-use classification and whether the planned use is actually allowed. Agricultural, residential, plotted, industrial, or warehouse intent should be supported by the land-use position, not only by broker language.
If the land is converted, non-agricultural, or change-of-land-use based, collect the actual order. State names differ. It may be called CLU, NA conversion, reclassification, or another local approval. The governing order matters more than the label.
If the site is sold as plotted or development-ready, collect the relevant layout or development approvals. A plotted-site pitch should be backed by actual approval papers where such approvals are required locally.
Verify access-road, right-of-way, easement, or shared-path documents where relevant. Physical access is not enough. If the approach depends on a shared strip or private path, the supporting paper trail should be visible.

Taxes and Closing Pack

Before money moves, gather the papers that make registration, banker review, and final closing smoother.

Collect the latest land or property tax receipts and confirm dues status. The tax format changes by state and local body, but the closing file should still show current payment status clearly.
Check utility or service dues if the sale includes a structure, borewell, power connection, or other service link. This matters more when the land comes with an existing house, farm setup, industrial shed, or serviced compound.
Confirm who physically holds the original documents and whether they are available for closing. If originals are with a bank, relative, prior buyer, or legal representative, resolve that well before the registration date.
Build a closing pack with draft sale papers, IDs, PAN details, photographs, and payment instructions. This reduces last-minute friction for lawyers, bankers, and the registration office, especially when multiple signatories are involved.
